So it looks like I will be buying the Clendenin property after all.

I just emailed the signed settlement agreement and confirmed with my bank that they wired my money to the lawyer handling the sale. Now all I have to do is sit back and wait for the deed to be recorded.

The total cost ended up being more than I expected, but still cheap. All in all, this house will cost me $6,388, plus $56 in fees. That is less than 10% of the assessed value for the property.

Of course, the property is going to take a lot of work before it’s worth what the county says it is, but that is to be expected.

P.S. Including travel expenses and supplies, my total costs so far are $7,192.
